Update - August 17, 2020

We have been informed that the City of Urbandale has issued a temporary certificate of occupancy for building D. Randy Snider has been contacting everyone about their move in date to prioritize punch list items. If you haven’t been called, you can reach him at 515-447-1688.

Update - July 18, 2020

Rochon construction progress review:

  • Garage ceiling will be completed by July 30. (Will need Urbandale City inspection and approval for Certificate of Occupancy)

  • All inspections for work above ceiling have passed. Insulation started Wednesday.

  • Handrails to stairs complete 

  • Completing site grading

  • Asphalt surface patching July 23

  • Landscape and rock the week of the 27th.

  • Electrical inspection set for third floor on 7/20; second floor on the 23rd and first floor on the 27th.

  • Fire 🔥 alarm inspection scheduled 22nd.

  • Elevator inspection scheduled for the 28th. 

  • Elevator should be functioning after the certificate of inspection has been given to Rochon on the 28th.

 

The following dates are the dates for Walk Throughs and Move Ins by floors:


Third Floor

  • Walk through is July 25 from 2:00 until 4:00 p.m. Move in is July 30.


Second Floor

  • Walk through is July 30 from 8:00 a.m until noon

  • Move in isJuly 31


First Floor

  • Walk through is July 31 from 8:00 until 10:30 a.m

  • Move in is July 31.


Appliance deliveries may be made prior to your move in date.

You may not stay in your unit until July 30. That is when the CO (certificate of occupancy) is given to Rochon Corporation by the city of Urbandale.

Update - July 11, 2020

Here is where construction is for building D:

  • Stone surrounds being set at fireplace units

  • Installing plumbing fixtures and water heaters on third floor

  • Installing water heaters on second floor

  • Protecting floors by covering them with protective coverings

  • Condo units on third floor being cleaned

  • Patching drywall and painting three remaining units on third floor

  • Paint trim on first floor is now completed.

  • Setting counter tops on second floor 

  • Painting remaining units on second floor. Trim is painted. Finish coat next week.

  • Complete line sets for air conditioning units. When grading is done AC units will be set on Monday the 13th.

  • Cabinets and trim on first floor are now complete.

  • Measuring for counter tops on first floor. Will complete on the 17th.

  • Building all stair in three locations.

  • Ramps and steps are now completed

  • Scheduled asphalt patch for the week of July 20th.

  • Exterior grading to be completed by next Wednesday.

  • Dishwashers to be delivered on July 13, 21st and 27th.


Reminder to all D residents:

  • Third floor move in date is Saturday, July 25.

  • Second floor move in date is Tuesday, July 28.

  • First floor move in date is for Friday, July 31st.

On another note, please don’t forget to VOTE for the board of directors, and please attend the meeting for the election and counting of ballots next Sunday the 19th. of July! The meeting will be on the tennis court at 7:00 pm at Plumwood Terrace campus. Please bring a chair and PLEASE bring a mask and help us to promote social distancing by sitting six feet apart. You may bring your election ballot with you or you may drop it off at the mail drop box behind the front  door column at the Plumwood clubhouse.

*** Reminder that the Homeowners meeting will also take place on the tennis court on Tuesday evening, July 21st.

Update - July 6, 2020

Here is the latest from Rochon Construction on the progress with building D:
• Third floor painting is 90% finished. When complete, will be moving to second floor this week.

• Cabinets and trim – 3rd floor and 2nd floor are complete. 1st floor will be complete on July 7th.

• Furnaces are set on all floors.

• Line sets for air conditioning are now set. Will set the AC units outside after grading is complete. First floor will be complete on July 7th.
• The granite counter tops are set on third floor.
• Plumbing fixtures are being set on third floor.
• Complete flooring on third floor and will move to second floor this week.
• Pouring ramps to all entrances now.
• Continue to grade building site and bringing in black dirt to finish.

According to Randy Snider at Rochon, they are still on schedule and are zeroing in on the move-in target dates.

Noticed that some workers were at the site on the fourth working until mid afternoon. Kudos to them.

Update - June 14, 2020

The pool at Plumwood Terrace campus will open at 10:00 am this Tuesday the 16th of June.
New hours of operation this summer are 10:00 am until 8:00pm.

 

Since some restrictions have been lifted, Plumwood will have rules in place for the safety and well being of our residents.

  • With COVID-19 still very much amongst us, we are discouraging having residents invite guests to the pool. 

  • The clubhouse will remain closed for now. Access to restrooms will remain available from the east door of the clubhouse with your pool key.

  • Residents will have to bring their own chairs / cots as the association chairs will remain in storage.

  • Social distancing will be observed, so unless you are from the same household you must remain six feet apart poolside and on the deck.

  • Absolutely NO food in the pool area or on the deck!

  • If the guidelines are not responsibly followed by each Homeowner, the association will have no other alternative but to close down the pool.

Update - June 11, 2020

The safety of the owners is our top priority, and Rochon has told us that “the job site is not safe to take people into the building with all the construction activity.” Thus, at this point in time, owners are not allowed to visit their units. We have asked Rochon for an estimate as to when owners will in fact be allowed to visit their units, Once we have this information, we will pass it along to all owners.

 

Due to Covid 19 health concerns of our residents, we have scheduled a meeting with building D residents for next Wednesday, June 17 at 6:30pm at the tennis court at Plumwood Terrace. Please bring a lawn chair so you can sit and be comfortable (rain date Thursday, June 18, 6:30pm, same location). We will be observing social distancing of 6ft. Bottled water will be furnished.

Dear Building D Plumwood Terrace Condominium Association Owners:

The notice is regarding your patios/decks and sliding doors.

​

First, the Board is aware that there have been questions by some owners regarding the

installation of sliding doors in Building D, particularly the direction by which the sliding doors

open. This letter is meant to address these questions and requests for changes.

 

The sliding doors have been correctly designed and installed pursuant to Federal Housing

Administration ("FHA") construction standards. In the event an owner prefers to change the

direction of the sliding door, such a change is not as simple as reinstallation of the door because

this is a matter of needing to stay in compliance with the FHA construction standards and

applicable law. In particular, in order to change the direction in which these doors open, Wells

and Associates (the Architect for the rebuild project) will have to first submit to the City a

written request for variance and the reason therefore. If the City chooses to grant a variance,

Rochon Corporation will then reinstall the door and also have to make a corresponding and

necessary change to the light switch. The additional cost for Wells and Rochon's additional

design and construction time and costs is an estimated $1000 apiece. As the current sliding doors

comply with federal standards, the Association cannot and will not incur the additional costs

associated with changes to the doors that may be requested by Building D owners.

 

That said, Building D owners may still request to have their sliding door changed, but

you will be responsible for the cost. If you find this acceptable, you will need to sign a Change

Order for your unit wherein you agree to pay for the additional design and construction costs,

which will total approximately $1,000, before any actions are taken by Wells and Rochon. If you

are still interested in a change to your sliding door and are willing to sign the aforementioned

change order, please contact John Ruppe.

 

Second, any owners interested in enclosing their decks may certainly do so, but again,

this will be at your own expense and should occur after the completion of Building D (by an

approved contractor of your choosing) or otherwise occur at a time in which such optional work

will not delay the completion of the rebuild of Building D. Owners interested in enclosing their

decks should contact John Ruppe, so as to discuss the timing of such optional work.

Update - June 1, 2020

With full crews working on the building D structure a lot of progress is being made on your units, and with this, all of you have many questions concerning your units status and are asking when you could possibly see where they are progress-wise. This week a lot of questions will be answered in that regard. We have meetings with different people involved in the rebuild scheduled at different times.


Yes, we are trying to coordinate a time in the near future where individual owners can be escorted to their units and see what progress has been made to that point. This can only be arranged with Rochon Construction, since they own the building at this point in time, and have the say so as to when individuals may tour through.


We should have an answer for you regarding this by week's end. As far as a completion date goes, Rochon is still looking at July 31. Look for an update from us next weekend and thanks to you all.

Update - May 13, 2020

Rochon is projecting a move-in date of July31st. With the project moving along much more smoothly now as compared to two weeks ago, it is much better to see more being accomplished inside the structure. Drywall tapers are super busy now. Electricians are unimpeded and working hard, as are the carpenters.


On a sad note and many of you probably already know that D resident Mick Blubaugh of unit 25 passed away recently. Mick was a long time Plumwood Terrace resident and served on the board of directors a few years ago. Mick had some health issues in recent years but continued to be active in many respects.


Please continue to be safe and to stick to the Coronavirus warnings. Don’t do it if you don’t have to. Stay home and wash your hands!

Update - May 1, 2020

The following is a summary of the board of directors meeting on April 21, 2020:

 

  • Financials are on target.

  • High water alarms are being installed in building B and C.

  • Discussed moisture problems with basement ceiling in building B. The problems will be discussed with Wells Architecture and Rochon contractors.

  • Due to Covid-19 restrictions, status of the swimming pool opening remains uncertain.

  • Water and chemicals have to be put in place to assure that the pumps are working and circulating in order to keep the pumps from seizing due to be inactive. No one will be permitted inside pool or on the deck.

  • The gates WILL remain locked and chained to prevent entrance to the pool deck until the restrictions have been lifted by the State of Iowa.

  • Carpet cleaning in the buildings will begin in May starting in building C. One building will be cleaned per month by Cross Carpet Cleaning.

  • Late payments for association dues will be waived until further notice.

  • Board reviewed draft for new 20/21 budget. It will be necessary to raise the dues. As of July 1st, 2020 monthly dues will be $203.00.
    Notices will be sent out.

  • Work on building D is ongoing but with the Coronavirus pandemic some of the work has slowed. We are seeing signs of normalcy returning. Workers are somewhat reluctant to work closely with others, so crews have been minimal. Unfortunately, this is happening all over the country especially where positive tests have occurred and we did have that here. Rochon construction is making every effort to complete the project as soon as possible.

 

We are trying to get a completion date very soon. You will be notified as soon as they inform us of the date. Please be safe and follow the guidelines given us during this pandemic time. Thank you.

April Homeowners Meeting Postponed 

Our Homeowners meeting scheduled for Tuesday, April 21st will be postponed due to the directive from the Governor that no more than 10 people gather at the same time. We will schedule it for a date to be determined in May, if possible. Thank you for your understanding.

Update - April 14, 2020 – COVID-19

Due to the shutdown caused by a contract employee testing positive for COVID-19, work was delayed for two weeks for cleaning and disinfecting the building. Work started back up on Monday, April 6th.

 

Sheet rocking continues, texture work is being done on the 3rd floor. Gypcrete is being poured on the 3rd floor as well. Railings are being installed on the decks. Cleanup of the grounds around the building is ongoing, to keep mud at a minimum, and provide easier access to the building for the workers.


We will update this website this weekend as more information becomes available. Contractors continue to stay on schedule - barring any unforeseen setbacks.

Update - March 28, 2020 –  COVID-19

We have been notified that a construction worker who was on premises working on building D tested positive for COVID-19. That worker and any other who came in contact with him are in self- quarantine for a minimum of 14 days. Full cleaning procedures will be completed in the area where work was being done.
 

We cannot provide you with the name of the worker. If specific notification of any person is required, that is done by the Iowa Department of Public Health.

Update - March 18, 2020

We have just been informed that KONE (the elevator contractor) has had an employee report feeling ill and immediately leave the job site. They no longer have employees working at the site and will advise if it is or is not COVID-19. Because of the virus and concerns about its effect on the Plumwood job, Rochon is going to extend the completion date an additional 30 days for now. Other subcontractors have also expressed concerns. Rochon wants to make sure everyone is safe, so have adjusted their schedule accordingly.

We totally understand everyone’s frustration with this news, but there is nothing anyone can do at this point, but pray that an antidote is found soon and that normalcy will return to all of our lives. As of today, the Plumwood clubhouse will not be available to be rented until further notice. This decision comes from the board of directors. This action has been taken since the edict from the governor’s office stated that no more than 10 people can be gathered at one time in a room. Thank you, and we will keep you updated as we receive more information.
 

Update - March 15, 2020

Building D construction continues with changes each day on the interior of the project.

• Electrical contractor continues to wire units
• Drywall hanging is ongoing
• Pouring gypcrete in and around bathroom showers
• Sprinkler system work nearing completion 
• Overhead garage doors installed
• Siding work nearing completion on exterior
• Elevator installation is ahead of schedule
• Century Link and satellite carriers set to install in the next two weeks

In the next few weeks we will be informing all D residents of a meeting to discuss a completion date and talk about a move in date as well.
More work needs to be done and it will get done.
It is amazing the progress that gets done week by week by these professionals.

On a sad note, many of you may or may not be aware that Joanne Hamel passed away this past Thursday at hospice in Johnston.
Joanne resided in building D unit 26. She will be missed by many here at Plumwood.

Update - February 25, 2020

Here’s what’s happening at building D
• Wiring condo units on second floor ongoing
• Plumbing contractor finishing PEX and PVC lines on second floor
• Plumbing rough-in ongoing on second floor units
• Overhead doors installed
• Drywall starting Tuesday
• Metal siding and Hardy plank siding ongoing
• Fire sprinkler system work ongoing
• Elevator system is scheduled to start on March 11

It looks as though the weather will be cooperating in the coming days so that is great news for all contractors and subs even though most of the work is now being performed inside.

Update - Februrary 9, 2020

There have been questions recently about the degree of progress being made on the rebuild of building D here at Plumwood Terrace and we hope to answer those questions now. First of all, the contractor and subcontractors are on schedule. Secondly, many are concerned about the progress on the exterior of the structure. The focus now is on the interior of the building and that’s what is going on. The plumbing subcontractor is working five days a week and the electrical sub is also working five days a week, and overtime, wiring units and staying on task to get finished.

 

Regardless of what you see, the siding and other exterior work will all get finished in due time. We can promise you everything will be in its place the day you all move back home. We are not contractors and really need to trust in these people to get done what they have started and let them do their jobs! Zach, from Rochon, is the building foreman and works fifteen hour days, and stays on his crew and the subs to get this job finished for you. It’s a tough job and he does it well.

 

It’s also hard to ask everyone to be patient over and over but it will be worth the wait. Remember, these workers are rebuilding YOUR new home. Thank you all.

Update - January 19, 2020

Quarterly Homeowners Association meeting this coming Tuesday evening in the Plumwood clubhouse at 7:00 pm.

Update - January 17, 2020

We have just been informed that Rochon believes May 15th is a more realistic date for substantial completion, and June 1 for a move-in date.
The M & E subs are pushing to get their last minute changes installed, and they are hoping to be done with the third floor by the end of next week. Once that happens, they will insulate, drywall, paint and trim out on a floor by floor basis. This will significantly push the schedule and get things moving faster. Randy has received commitments from all the subs to flood the job with workers once they complete the M & E rough-ins.

Update - January 11, 2020

Meeting with Randy Snider of Rochon Construction on Wednesday went well and the following topics were discussed:
• Plumbing.  The rough in continues
• Heating/ Air application is on going
• Gas lines are being put in
• ESI ( electrical) is wiring units and larger crews are on site
• Elevator pit is being prepped for install / demo concrete and pour back slab
• Metal siding and Hardie plank siding is being installed on building exterior
• Fire sprinkler system is being installed
• Received the final site plan for the ramps, walks, curbing and grading

 

A vast amount of works continues each week and the building appearance changes as each week passes. It’s busy in there! Zach  from Rochon and the crews he oversees are working diligently to get to the finish line of your building and makes sure each detail is exact and done right. Just a reminder to all of you who want to keep an eye on what goes on at the construction site. No one is allowed inside the property without prior consent! You must be accompanied by a member of the management crew (Rochon). You must have a hard hat, safety glasses and steel toed shoes to enter the building. This is a construction zone and liability is the issue here.

 

Please feel free to speak to John Ruppe if you have question or comments. As of last week, the April 15, 2020 completion date hasn’t changed. However we have been informed that the “substantial completion” date isn’t the same as the move in date, which could be a few weeks later to allow for completing the “punch lists” and building inspections for building D. Based on that we believe you can expect a move- in date for some time in May. Sorry we can’t be more exact than that but this is the information they are giving us. If they do give a concrete move- in date, we will inform you immediately.
